A practical checklist for first-time buyers in Dhaka, from land documents and RAJUK approval to payment schedules and handover terms.
Buying a flat is one of the biggest decisions a family makes. A little homework before you book can save years of stress. Here’s a simple checklist we share with every buyer.
1. Land ownership documents
Ask to see the title deed, the mutation (namjari) records and recent land tax receipts. The name on the documents should match the landowner named in the developer’s agreement.
2. RAJUK approval
Every building in Dhaka needs an approved plan. Ask for the approval letter and check that the number of floors and units being sold matches what was approved.
3. The developer’s track record
Visit at least one completed project if you can. Look at the finishing, the common areas and how the building has aged. Talk to people who already live there.
4. Structural design
Ask who designed the structure and whether it follows the Bangladesh National Building Code. A good developer will explain this without hesitation.
5. What’s included in the price
Clarify exactly what you get: the apartment size (with or without common space), car parking, utility connections, generator backup and lift. Get it in writing.
6. Payment schedule
Most projects use instalments linked to construction progress. Make sure each payment matches a clear milestone, and keep a copy of every receipt.
7. Handover date and penalties
Check the promised handover date and what happens if it’s delayed. A fair agreement covers delays on both sides.
8. Registration and costs
Ask when the apartment will be registered in your name, and budget for registration fees and taxes on top of the purchase price.
